Rental Criteria

What we look for in every application.

Apply Now
IncomeGross monthly household income of at least 3x the rent, verified with pay stubs, an offer letter or bank statements.
CreditNo minimum score. We review the full report; open evictions or unpaid landlord debt mean a denial.
Rental HistoryNo evictions in the last 5 years, and references from current and past landlords.
BackgroundA criminal background check, reviewed case by case as Texas and federal law allow.
Security DepositUsually one month’s rent, up to 1.5x rent for weaker credit.
PetsAllowed case by case. Each pet has a one-time pet fee plus monthly pet rent. Pet damage, odor and cleaning beyond normal wear are charged to the tenant.
ApplicationEvery adult 18 and older applies online through Buildium and pays an application fee.
OccupancyNo more than 2 people per bedroom.
